These Terms & Conditions apply to all works carried out by Apex Roofing & Leadwork unless otherwise agreed in writing.

1. Acceptance of Quotation

Acceptance of a quotation from Apex Roofing & Leadwork constitutes acceptance of these Terms & Conditions in full.

2. Scope of Works

Works will be carried out in accordance with the agreed Scope of Works provided with the quotation. Any works outside of this scope will be treated as a variation.

3. Variations

Any additional works, changes, or omissions outside the agreed Scope of Works will be quoted separately and must be agreed in writing before being carried out.

4. Payment Terms

Payment terms will be as stated on the quotation.
Apex Roofing & Leadwork reserves the right to suspend or delay works where payment terms are not met.

The final balance is due upon completion of the agreed works unless otherwise stated.

5. Retention of Title (Ownership of Materials)

All materials supplied remain the property of Apex Roofing & Leadwork until full payment of all outstanding balances has been received.

6. Weather Conditions

Roofing works are subject to suitable weather conditions. Apex Roofing & Leadwork cannot be held responsible for delays caused by adverse weather, and such delays do not constitute breach of contract.

7. Access & Site Readiness

The client is responsible for ensuring safe and reasonable access to the work area and that the site is ready for works to commence.
Delays caused by lack of access or site readiness may result in additional costs.

8. Unforeseen Works

Roofing works may uncover unforeseen issues that could not reasonably be identified prior to commencement (including but not limited to timber decay, structural defects, or hidden damage).
Any such issues will be brought to the client’s attention and quoted for separately.

9. Incomplete Surrounding Works / Building Envelope

Apex Roofing & Leadwork cannot be held responsible for water ingress or damage resulting from incomplete surrounding works, unfinished structures, or an incomplete building envelope.
Performance of the roof system can only be properly assessed once surrounding works are completed.

10. Internal Works & Decoration

The client is advised not to carry out internal finishes or decoration until external works are complete and the building is fully weather-tight. Apex Roofing & Leadwork accepts no responsibility for damage caused by water ingress where this advice is not followed.

11. Warranty

Any warranty offered applies only to the works carried out by Apex Roofing & Leadwork and is valid only upon:

• Completion of the agreed works

• Full payment being received

• Works being carried out in suitable conditions

Warranty does not cover damage or failure caused by third-party works, lack of maintenance, or issues outside the roof system.

12. Limitation of Liability

Liability of Apex Roofing & Leadwork is limited to the value of the works carried out under the agreed quotation. We accept no liability for indirect or consequential losses.

13. Suspension or Termination

Apex Roofing & Leadwork reserves the right to suspend or terminate works where:

• Payment terms are not met

• Site conditions are unsafe

• Instructions are given that compromise safety or workmanship

14. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.
